GENERAL AGENT
- One who is employed by and represents a principal in a range of
matters, often for an indeterminate period of time and with a right to
obligate the principal in certain contracts.
GENERAL LIEN
- An unsecured lien that allows the creditor to pursue any of the
debtor's assets to satisfy a debt.
GENERAL PARTNER
- In any partnership, a partner who has responsibility for operations,
policy and obligations of the partnership.
GENERAL PARTNERSHIP
- A business structure that allows all partners to participate in
business operations.
General Warranty Deed
A deed which conveys not only all the grantor's interests in and title
to the property to the grantee, but also warrants that if the title is
defective or has a "cloud" on it (such as mortgage claims, tax liens,
title claims, judgments, or mechanic's liens against it) the grantee may
hold the grantor liable.
GOVERNMENT SURVEY METHOD
- A system of land description that divides portions of the U.S. into a
grid system of numbered lines north to south and east to west.
GRADUATED LEASE - A lease with a provision for fixed
increases.
GRANTEE -
The recipient of title in a deed of conveyance.
GRANTOR -
The conveyor of title in a deed of conveyance.
GROSS INCOME MULTIPLIER (GIM)
- In valuation, a rule of thumb conversion used with the annual income
of a commercial, industrial or larger residential project to estimate
value: Gross Annual Income x GIM = Value.
GROSS LEASE
- A lease under which the lessor pays all operating expenses. Gross
Monthly Rent x GRM = Value.
GROSS RENT MULTIPLIER (GRM)
- In valuation, a rule of thumb conversion used with the monthly income
of small residential properties (one to four units) to estimate value:

GUARANTEED
- A loan which has a federal government guarantee (full or partial)
protecting the originating lender (and assignees) such as VA, FmHA, or
RECD.
GUARDIAN
- A person appointed by a court to supervise the affairs of a person
unable to handle his or her own.
