UNDUE INFLUENCE - The persuasion of another person because of the use of one's knowledge, experience or position to an unfair advantage.
UNENFORCEABLE - Refusal by a court to recognize an apparently valid contract.
UNILATERAL CONTRACT - A contract in which one party's promise is contingent upon the other's performance first.
UNIT-IN-PLACE METHOD - A method of cost estimation that prices out cost by the separate components of the structure.
UNITY - Something co-owners have in common or equally such as a unity of time (simultaneous acquisition) or unity of interest (equal shares).
UNIVERSAL AGENT - An agent who has virtually unlimited power to act on behalf of another.
UNMERCHANTABLE TITLE - Defects in the title to property inhibiting or eliminating the market for the property.
UPZONING - A change in zoning to a higher use that results in greater value.
USURY - Charging a rate of interest in excess of the legal limit under the circumstances.
 
UTILITY - The appraisal principle that the ability to satisfy human needs and wants is an essential element of value.
